Web Appeal Importance
When you are selling property, you must have a REALTOR® that understands the importance of Web Appeal.
I was recently representing a buyer, and the seller side was a mess. The pictures did no justice to the house, probably taken from a cell phone. No videos, No 3D home, No blogs, Not even listed in the local MLS! All the same, we went to see the house. Once we were there, we were pleasantly surprised to find the home was in better condition than we expected!

Knowing the web appeal was lacking, and also looking at the number of days on the market (in a neighboring MLS) we decided to bring a low ball offer. $15k under asking. In our current market, you are lucky to get $5k off asking.
I was honestly shocked that they accepted our offer. No counter, accepted.
This listing agent did a disservice to their clients. They could have sold that property for much more. All to the benefit of my clients that now have (according to the appraisal) $20k in instant equity.
The web appeal was so poor, the sellers could not get any people/buyers in the door.
